Tax Liens, Certificates and Sales -
Facts vs Myths

This page is provided as a public service by IntelliBiz, publisher of the "Simple Man's Guide to Real Estate ®", serving the public since 1989

(Please Note:Before buying any program - even ours - please use "due diligence" to avoid being scammed. This can easily be done by a) checking the company out with the Better Business Bureau, and b) going to any search engine and typing in the gurus's name followed by the word "scam", to see what his actual customers are saying. You will probably find that we (IntelliBiz) come out the clear winner above all others.)

You have seen the infomercials (who hasn't), and you have heard all the testimonials about how much you can make - easily - from Tax Certificates, Liens and Tax Sales. What you probably have not heard is the rest of the story.

Please do not misunderstand - we do not wish to discourage anyone from investing in real estate - it is the only method we know of where the "average Joe" can create great wealth. As long as he is well informed, that is. The problem is, these "infomercial gurus" do not provide enough of the truth in their long-winded spiels.

Why are we willing to dispel the hype and myths when it could discourage you from learning about real estate? Because we want to earn your trust. We want you to know that we are not going to feed you a lot of hype just to get our hand in your pocket. We want you to know that "The Simple Man's Guide to Real Estate" is straightforward, and designed to make money for you, rather than designed to make money for us (we operate as a not-for-profit).

For example, when they tell you that you can buy these tax certs at pennies on the dollar, that is true. And when they say you can end up owning real estate for pennies on the dollar, that is also true. But it is what they are not telling you that makes all the difference.

They do not tell you that becoming the actual owner of the property only happens once in every 500 or so "lien purchases" unless you know exactly what to look for - not all tax lien properties are "equal". Our program shows you which tax liens are most likely to create the profits you desire, or to result in owning the property. Other programs do not tell you that in most states, the true owner has up to 3 years to redeem their property by paying you back at a modest interest rate - and most owners do just that. During that period, you can do nothing with the property - you are nothing more than a lien holder, just like the bank that holds the mortgage. Our program shows you ways to get around this obstacle. And the others do not mention that, during that 3 years if the owner continues to refuse to pay his taxes, either YOU must keep paying them each year, to protect your investment, or the county will sell additional tax certs to other investors. Then, if the property actually goes into default, you must "fight it out" with those other investors - and all other lien holders - as to who will get the property. Our program shows you how to avoid such problems altogether. And finally, in many states, even if you successfully get that far, you must actually foreclose - go to court and fight for the property - in order to get a clear title. Our program shows you how to avoid having to foreclose, or to even go to court at all.

All of the above can take a lot of time, extensive research, and usually a fair amount of cash tied up for long periods unless you use the methods taught in "The Simple Man's Guide to Real Estate".

Real estate investing, and purchasing tax liens - done properly - is extremely lucrative, and tax lien investing can be a useful tool when you have the right info. But tax liens are not a "stand-alone" strategy for wealth generation simply because its use is limiited to certain properties. The wise person will include it only as one tool in their investing arsenal. "The Simple Man's Guide to Real Estate" covers this, and all other legitimate methods of real estate investing, in complete detail. Cash, credit and experience are not required, and all of our clients are entitled to free, unlimited coaching from professional investors.

I repeat, it does not require any cash or credit to invest in real estate, if you know how. And we at IntelliBiz, publishers of "The Simple Man's Guide to Real Estate", can show you how to do just that. For less that $70, you can obtain the entire program which details every legitimate method of investing in real estate, and includes FREE MENTORING for as long as you need it. We can provide so much for so little because we operate as a not-for-profit, and the mentors are all actual investors who volunteer to help others.

If you really want to start making money in real estate, great - there is no better way to earn a large income. But you need to be cautious about who you trust for your information. Research.
