Bill, Thanks a lot for that suggestion. I am really burning-up the market here as I have bought 4 properties...and my latest deal going on is to purchase a 16 unit apartment...

All properties are being bought with NO money out of my pocket and the rental vacancies are only 3 units out of 41. Not too bad! All this has happened in less than two months and my bank wants to have a meeting with me on Friday to discuss my investments. They have been giving me money left and right because in their words "we would be fools not to lend money on properties like this". Maybe I'm doing something right, and for that, I thank you very much.

I was just surfing the net researching real estate securities law and disclosures when your site popped up. I almost fell out of my seat but fortunately it has arms and it held me place. What immediately caught my eye was "A Simple Man's Guide to Real Estate". You see, I ordered your course back in 1998! The title caught my attention then as well. Upon seeing the name I knew it was you. I immediately opened the cabinet door in the credenza in my office because it is there that I keep a handful of teaching manuals that I continue to use for references. Yours is one of them. Well I wanted to let you know that today I own a real estate investment and development company specializing in the acquisition of raw land and obtaining development entitlements for single family home developments. In light of today's economic environment I am repositioning my company and beginning to focus more of my attention towards income producing properties, apartments primarily. I wanted to share with you a success story.

I started marketing by mailing out letters. Well, an out-of-town personal representative of an estate called me last week. We met and I wrote him a contract that very evening of our appointment. I gave him 24 hours to accept and he accepted it! I couldn't believe it. MY FIRST DEAL! I could then sell it and cash out or use it for cash flow through leasing...
